If you are a first-time homebuyer or someone searching for an opportunity to purchase a home, we may be able to greatly simplify the process for you. We finance each of the homes we build and sell to qualified candidates in as simple and stress-free a manner as possible.
We do not require a credit check. You do not need to find a lender.
You do not have to worry about inspections or appraisals, closing costs, losing out to a higher bidder, or your immigration status.
The prices for the homes we build and sell are firm. Each of the homesites is pre-selected for affordability and convenience.
This ensures that we do not burden the candidates who qualify for financing with us with any extra expenses, fees, taxes, or requirements. Our aim is to make the process of purchasing a home as simple and hassle-free as possible.
For those who have good credit and can get a loan, but not for the full price of the home, a seller second mortgage is what is needed to make the transaction possible. Here, the bank mortgage pays the seller for the bulk of the amount owed (for example 70 to 80%), and the seller deeds the property to the purchaser in exchange for a promissory note for the amount of the balance remaining (in the example 20% to 30%). If you are interested in purchasing a home from us, we are always open to work with your lender to create a simple, stress-free experience accommodating your situation.
If you are a potential homebuyer who has a mediocre credit score with a few bumps and bruises yet are able to secure a line of credit (but not a traditional loan) and are interested in using it as a down payment option to purchase a home from us, we are able to work with you to get you into a home of your own without any of the other requirements that normally disqualify most home seekers.
Potential home buyers with bad credit, no credit and/or immigrants status, we have other stipulations that must be met in order for you to qualify for our finance programs. In this instance, we will require a more substantial down payment which will cover our risk. Your income becomes your credit. There are no penalties in this regard and all other aspects of the transaction will be implemented without restrictions. Please inquire and we will walk you through your options individually.
